Michigan puts roofs through more stress than most states. In a single year, a roof here deals with heavy lake-effect snow, freeze-thaw cycles that can repeat dozens of times between November and March, spring rain that follows on saturated or damaged surfaces, and summer hailstorms that move through West and Southwest Michigan with little warning. A roof that gets no attention between those events will not last as long as one that gets a quick inspection four times a year.

This checklist is built around Michigan's four seasons. You do not need to be a roofer to use it. Most of what is here can be done from the ground or from a ladder at the eaves. If something looks wrong, that is the point at which you call a professional.

Spring Checklist: After the Snow Is Gone

Spring is the most important inspection window of the year for Michigan homeowners. Everything the winter did to your roof shows up now.

Walk the perimeter of your home and look up. Look for shingles that are missing, lifted, or visibly out of alignment. After a winter like the ones we get in the Battle Creek and Kalamazoo area, it is not unusual to find shingles that shifted during ice dam formation or high winds. Check your gutters and downspouts. Clean out all debris from the winter. Look for granules in the gutters. A small amount is normal. A thick layer of granules means your shingles are losing their protective coating and may be nearing the end of their life.

Look at your flashing. Flashing is the metal around your chimney, skylights, vents, and wherever two roof planes meet. Winter expansion and contraction can pull flashing away from the surfaces it seals. Even a small gap here is a water entry point. Check your attic after a rain. Look for water stains on the rafters or sheathing, daylight coming through, or soft spots in the wood. These are signs that water got in at some point during the winter.

Look for ice dam damage along the eaves. Ice dams are common in West Michigan, particularly on homes with low attic insulation or poor ventilation. They form when heat escapes the attic, melts snow on the upper roof, and the water refreezes at the colder eaves. Over a season, they can lift shingles, work water under the roof line, and damage fascia and soffits. Check those areas closely in spring.

Trim any branches that hang over the roof. Spring growth makes this easier to assess. Branches that scrape the surface during wind storms accelerate shingle wear and can puncture membranes over time.

Summer Checklist: Before Storm Season Peaks

Summer in Michigan brings its own risks. Hailstorms track across the region regularly, and the heat itself can stress aging shingles. This inspection is faster than spring, but it matters. After any hailstorm, inspect from the ground. Look for bruising or impact marks on shingles. Hail damage often shows up as dark spots where the granule surface has been knocked away, leaving the asphalt beneath exposed. You may also see dents on metal flashing, gutters, or vents. If you see visible damage to these metal components, there is almost certainly shingle damage too.

Check the attic ventilation. Attic temperatures in a Michigan summer can exceed 150 degrees Fahrenheit in a poorly ventilated space. That heat degrades shingles from below and shortens their lifespan significantly. Make sure soffit vents are clear of insulation, and that ridge vents are not blocked. This is something we check on every job we do, and it is one of the most commonly overlooked issues on older homes in the area.

Look at the caulk and sealant around penetrations. UV exposure and heat cause caulk to crack and pull away from pipes, vents, and flashing edges. A tube of roofing sealant and ten minutes can prevent a leak that would otherwise go unnoticed until fall. Clear the gutters mid-summer. Trees in West Michigan drop seeds, pollen, and debris throughout the growing season. Gutters that fill up direct water back toward the fascia and roofline instead of away from the home.

Fall Checklist: Prepare Before the First Freeze

Fall is the last opportunity to address anything before the ground freezes and roofing conditions become difficult. Any repair that needs to happen should happen now, not in January. Do a full shingle inspection. Look for curling edges, cracked shingles, or any areas where granules have worn through completely. Shingles that are already compromised will not survive another Michigan winter intact.

Clean the gutters thoroughly. This is the single most important fall maintenance task. Clogged gutters in winter cause water to back up under the roof line and contribute directly to ice dam formation. Clean them after the leaves have mostly fallen, not before.

Check the attic insulation. Inadequate attic insulation is one of the primary causes of ice dams in our region. The standard recommendation for Michigan is R-49 to R-60 in the attic floor. Homes built before the 1990s often fall well short of this. Adding insulation before winter is cheaper than repairing ice dam damage after it.

Inspect flashing and sealants one more time. Anything that looked marginal in spring but was not yet actively leaking may not make it through the freeze-thaw season. Address it now. Look at the soffit and fascia. These areas are often ignored, but they play a direct role in attic ventilation and in keeping pests out of your home over winter. Rotted or damaged fascia should be repaired before moisture and cold make the problem worse.

Check for moss or algae growth. Michigan's wet springs and humid summers create conditions where moss and algae can take hold on north-facing roof sections or areas shaded by trees. Left untreated, moss retains moisture against the shingle surface and accelerates deterioration. Fall is a good time to treat it before it freezes and spreads.

Winter Checklist: Monitor, Do Not Ignore

Most roofing work cannot be done safely in a Michigan winter. This season is about monitoring, not repairs. The goal is to catch problems before they cause water damage inside your home. Watch for ice dam formation. Ice dams look like thick ridges of ice along the eaves and are often accompanied by icicles. They are a symptom of heat loss from the attic, not simply a product of cold weather. If you see them forming in the same spots every year, the underlying issue is ventilation or insulation, and it should be addressed the following fall.

Never let snow accumulate more than 12 to 18 inches on the roof. Heavy snow loads put structural stress on older roof systems. After significant snowfall, particularly the wet, heavy snow common across Kalamazoo, Grand Rapids, and Battle Creek in late winter, use a roof rake from the ground to push snow back from the eaves. Do not use a metal rake and do not climb onto a snow-covered roof.

Check your attic after a heavy snow. Look for new water stains, condensation on the rafters, or frost buildup on the sheathing. Frost inside the attic means warm moist air from the living space is getting into the attic and condensing on cold surfaces. This is a ventilation problem that will cause mold and wood rot if not corrected.

Note any areas where snow melts faster. Uneven snow melt on the roof surface is a sign of heat escaping from below. It is a useful visual indicator of where your attic insulation or air sealing may be inadequate.

If you see an active interior leak, act immediately. A leak in winter is a winter emergency. Water that gets into wall cavities or ceiling framing in cold weather causes damage very quickly. Call a professional, even if a permanent repair has to wait until conditions improve. Temporary tarping or sealing may be necessary to stop active water entry.

Winter

  • Watch for ice dam formation along eaves
  • Monitor snow accumulation, remove if exceeding 12–18 inches using a roof rake from ground level only
  • Check attic after heavy snow for new stains, condensation, or frost
  • Look for uneven snow melt (signals insulation or ventilation issues)
  • Watch for interior water stains on ceilings
  • Call a professional immediately if an active leak develops
